Many data centers use water-based evaporative cooling systems, so the availability of water is a crucial consideration—and the cost has to be reasonable. Tap fees alone can vary from $20,000 to $15 million and largely depend on how much water a city has available. Another consideration is the quality of that water, which can affect overall maintenance costs. e harder the water in a location, the more minerals that are le behind in the evaporative system, which means more treatment and mainte- nance than if your data center is in a location with soer water. 5. local economic-development zones. Beyond the state and local tax incentives, many cities also have economic-development zones, where local authorities want to see further development and oen offer additional tax and incentive benefits. For example, some development zones might offer a property-tax abatement for several years that can oen be passed to customers as well in the form of tax abatement on the hardware they place in the data center. noT a Decision To Be Taken LighTLy Each data center is unique in its specific geographic needs and goals, and each company building a data center will have special considerations. Many customers appreciate data centers that are in close geographic proximity to their business. For companies like Amazon or Facebook, the most important consideration will be network availability. It all comes down to your business, your customers and what you need to achieve in your infra- structure portfolio. Companies should also consider whether they plan to eventually grow their data center operations and evaluate the possibilities for expansion. Ultimately, the cost of the land is the smallest piece of the overall investment in building a data center: On average the land cost is typically about 10 percent of the cost of the actual building.
